When selling a property, you are required to have a Vendors Section 32 Statement prepared. The Section 32 Statement provides information regarding your property to any prospective Purchaser prior to a Contract of Sale being entered into. The Section 32 Statement contains information relating to rates, taxes and charges, insurance, planning, zoning, notices, building permits, easements, covenants and other applicable registered agreements, restrictions and caveats.

Circumstances where you are/were not able to claim a stamp duty concession at settlement may be due to; your First Home Owners Grant was not approved prior to settlement / you hold a pension/concession card and you are purchasing land and your bank will not allow for the concession to be claimed / the property was initially an investment and you are now living in the property as your Principal Place of Residence.
